Inspection frequency depends on your service package, ranging from monthly (Essential Care) to weekly (Concierge Care). We also conduct additional inspections after severe weather events or as needed based on seasonal requirements.

How are maintenance issues handled?

For minor issues (under €100), we handle repairs immediately and include them in your monthly statement. For larger issues, we contact you with detailed information and quotes from trusted contractors before proceeding, unless you’ve authorized a higher spending limit.

What happens in case of an emergency?

Our 24/7 emergency response team addresses urgent issues immediately. You’ll be notified promptly, but we don’t wait for approval to address emergencies like water leaks, electrical problems, or security breaches that could cause significant damage if left unattended.

How are rental payments handled?

Rental income is collected from guests/tenants and deposited into our client trust account. After deducting management fees and any maintenance expenses, we transfer the balance to your designated account monthly, along with detailed financial statements and occupancy reports.

Can I block dates for personal use?

Absolutely. Our owner portal allows you to easily block dates for personal use. We’ll ensure your property is prepared before your arrival, stocked with requested items, and thoroughly cleaned after your departure to prepare for the next rental if applicable.

How do you handle utility payments?

We set up all utilities (electricity, water, gas, internet) for automatic payment from our management account, then include these expenses in your monthly statement. This ensures no service interruptions and eliminates the need for you to deal with Italian utility companies.
