- Personally travel around selected location to discover potential For Sale by Owner
- Schedule viewings with agents/owners according to intake form
- Gather copies of required documents for potential properties

Phase 4
- Creating a notarized pre-purchase agreement (compromise) with conditions
- Negotiating best price based on market research and condition of property
- Down payment (in escrow with Notary)
- Conduct due diligence with inspector and structural engineer
